	Although there are many partners in the Rancho Santiago Partnership that owns the private areas of Banning Ranch--Aera Energy is recognized as the lead partner for discussions of preservation or development


	Although all of Banning Ranch lies within the sphere of influence of City of Newport Beach and will eventually be annexed into the city, the land currently lies only partially within the actual borders of Newport Beach with the remainder in what is called "unincorporated" Orange County.
